The proof to show the value of a REALTOR®, and the team of other professionals they work with to help clients succeed in the buying and selling of a home, is provided by 2017 market results. 

May 2017 set a new monthly all-time record with nearly 1,700 sales transacted through the Multiple Listing Service® (MLS®), according to WinnipegREALTORS® stats. Dollar volume alone was just shy of half a billion dollars and that, in part, does not only reflect strong sales, but a healthy upper-end market. The average time on the market for single-family home sales was only 24 days, with the most active price ranges of $250,000 to $299,999 and $300,000 to $349,999, dipping down to 19 days.

Conversions of single-family home listings-to-sales were impressive, too, with the equivalent of nearly two-out-of-three active listings being sold in the record month. Even condominiums saw one-out-of-four active listings sold.

Despite challenges this year, with a new stress test on qualifying for an insured mortgage, year-to-date single-family home sales at the end of August are only down 61 sales from the record-setting pace in 2016. And condo market activity for the first eight months is actually up 61 sales from last year and only two sales off the best condo sales year in 2014.

The network of 1,782 Realtors in the WinnipegREALTORS® market region were clearly doing their absolute best, applying their knowledge and expertise to complete 9,786 MLS® sales by the end of August. This Realtor network is being harnessed very effectively, allowing Realtors to share timely information and resources in order to place buyers and sellers in the best position to secure the biggest financial investment of their lifetimes.

Heading into the first 15 days of September, MLS® sales are slightly ahead of the same period last year, another indocated of the power of Realtors.

In the Canadian Real Estate Association’s most recent forecast update, it is predicted that Manitoba will buck the national trend of less activity and actually set a new sales record this year.
