April springs upward with strong real estate market performance across most statistical categories

April saw increases to all MLS® active listings, current listings, MLS® sales, and dollar volume when compared to last year and the 5-year averages. With the exception of active condominium listings, all three of the main property types of residential detached, condominium and residential attached homes were at or above last year and the 5-year averages for active listings, new listings, MLS® sales, dollar volume and average prices.

“For the first time since June of 2022 and after a 21 consecutive month trend, all MLS® sales in the Winnipeg Regional Real Estate Board’s market region rose above the 5-year average,” said Daphne Shepherd, 2024-2025 President of the Winnipeg Regional Real Estate Board. “From an MLS® sales perspective, this represents the third best April on record and narrowly misses the second best April in 2022 by 35 sales. Aside from a decrease in active condominium listings, all three of the main property types of residential detached, condominium and residential attached homes were at or above last year and the 5-year averages for active listings, new listings, MLS® sales, dollar volume and average prices.”

MLS® sales for all MLS® property types across the Winnipeg Regional Real Estate Board’s market region are up 29% over last April, and 3% above the 5-year average. Active MLS® listings for all MLS® property types are up 7% from last April and 15% above the 5-year average. The total dollar volume of MLS® sales in April was over $561 million which is 41% above last April and 13% above the 5-year average.

Residential detached homes had MLS® sales of 985 which is up 30% from the 759 last April and 2% up from the 5-year average of 961. Residential detached homes saw active MLS® listings of 1,788 which is up 2% over the 1,761 seen last April and 14% above the 5-year average of 1,572. The average price of $436,535 for a residential detached home rose 7% over last April’s $409,134 and is up 9% over the 5-year average of $401,275.

Of the 985 residential detached MLS® sales across the Winnipeg Regional Real Estate Board’s market region in April, 637 were in Winnipeg while the remaining 348 occurred outside Winnipeg. Of the 1,788 residential detached active MLS® listings, 810 were in Winnipeg while 978 were outside Winnipeg.

Waverley West was the neighbourhood in Winnipeg which saw the most residential detached homes sold in April followed by Crestview. The Steinbach and Morden/Winkler areas were tied for the most residential detached homes sold outside Winnipeg in April followed by the Niverville/Ritchot area. The most active residential detached price range was the $600,000-$699,999 range with 84 MLS® sales in April representing 9% of all residential detached MLS® sales. There were 18 residential detached homes sold for over $1 million in April, with the highest priced at just over $2 million. April 2023 had 5 residential detached homes sell for over $1 million.

MLS® sales of 217 for condominiums in April were 27% above the 171 seen last April and 13% above the 5-year average of 191. Active MLS® listings of 464 for condominiums were 4% below the 484 seen last April and 10% below the 5-year average of 516. The average price of $288,426 for a condominium in April was 12% above last April’s $258,571 and 11% above the 5-year average of $259,177.

Of the 217 total MLS® condominium sales across the Winnipeg Regional Real Estate Board’s market region in April, 180 were within Winnipeg and the remaining 37 occurred outside Winnipeg. Of the 464 active MLS® condominium listings, 349 were in Winnipeg and 115 were outside Winnipeg.

River Park South was the neighbourhood in Winnipeg which saw the most MLS® condominium sales in April followed by Waverley West and St. Vital. The most active price range for condominiums was the $175,000-$199,999 range with 22 sales in April which represents 13% of all MLS® condominium sales.

MLS® sales of 93 for residential attached homes in April were 19% above the 78 seen in April of 2023 and even with the 5-year average. Active MLS® listings for residential attached homes of 266 were 6% above the 252 seen last April and 40% above the 5-year average of 190. The average price of $364,355 for a residential attached home was 11% above the $327,663 seen last April and 11% higher than the 5-year average of $329,377.

Of the 93 total MLS® residential attached home sales across the Winnipeg Regional Real Estate Board’s market region in April, 70 were in Winnipeg and the remaining 23 occurred outside Winnipeg. Of the 266 active MLS® listings for residential attached homes, 156 were in Winnipeg and 110 were outside Winnipeg.
